WE HAD SOME CORRESPONDENCE WITH THE DEPARTMENT OF STATE, WHO TOLD US THAT WE COULD GO FORWARD WITH SOME OF THOSE REZONINGS WHILE THE LW IS IN THEIR QUEUE OF THEIR REVIEWING IT. SO WHAT YOU'LL SEE IN FRONT OF YOU IS A MAP OF ALL OF THE AREAS THAT WE HAD MENTIONED FROM THE PROPOSED TO BE REZONED.
I DID HAVE SOME CORRESPONDENCE WITH COUNCIL MEMBER KOZUB ABOUT A QUESTION ABOUT SOME PROPERTY OVER BY THE FORMER WOODLAWN ELEMENTARY SCHOOL, AND THERE WAS A QUESTION ON WHETHER OR NOT THAT WAS PROPOSED TO BE REZONED. AND I CONFIRMED THAT IT IS NOT IT'S GOING TO STAY ITS CURRENT ZONING, THE LAND THAT IS AROUND IT IS ACTUALLY OWNED BY THE TOWN OF HAMBURG, AND THAT IS WHAT IS BEING PROPOSED TO BE REZONED TO PR, BECAUSE AS YOU CAN SEE ON THAT MAP, IT'S EXISTING BALL FIELDS AND GREEN SPACE. ANYWAYS, THE OWNER OF THE PROPERTY CALLED ME UP, SO I JUST INFORMED THEM THAT I SAYS, BUT LET ME DOUBLE CHECK. I SAYS, I'VE BEEN KNOWN TO BE WRONG. YOU KNOW, YOU CAN ASK MARIA IF SHE'S HERE. WE ARE CURRENTLY PROPOSING TO REZONE IT TO THAT PR DISTRICT, WHICH WOULD MEAN ONLY A PUBLIC PARK, A PRIVATE PARK, RECREATIONAL USES. SO SOMETHING LIKE A SKATE PARK COULD GO BACK ON THAT PIECE OF PROPERTY, BUT THOSE WOULD BE THE ONLY USES. IT WOULDN'T BE FOR ANY TYPE OF COMMERCIAL DEVELOPMENT, ANY RESIDENTIAL DEVELOPMENT. SO I THINK THAT SHOULD HELP CALM SOME OF THE CONCERNS ABOUT THAT PIECE OF PROPERTY. THAT IS. PROPOSED REZONING MAP NUMBER TWO FOR THIS BOARD. I'LL GIVE IT TO YOU. THAT PROPERTY IS CURRENTLY ZONED C-3 AND IN THE NEIGHBORHOOD COMMERCIAL ZONING DISTRICT. BY REZONING IT TO THAT, THEIR USE WOULD CONTINUE TO BE ALLOWED, BUT IF THEY HAD ANY OTHER COMMERCIAL USES, IF IT WAS EVER SOLD, THEY STILL CAN KEEP THAT LOW LEVEL, LOW INTENSITY COMMERCIAL USE VERSUS IF THEY SOLD IT AND IT'S C-3, THEY COULD ONLY DO AN OFFICE BUILDING. AND THEN ALSO ONE OF THE REASONS WHY ONE OF THOSE OTHER PROPERTIES ON THE EASTERN HALF OF SAINT FRANCIS DRIVE IS BEING PROPOSED TO NEIGHBORHOOD COMMERCIAL IS BECAUSE IT'S A HOME, BUT THERE'S A WINDSURFING BUSINESS THAT'S OPERATING OUT OF THE HOME BY REZONING IT TO NEIGHBORHOOD COMMERCIAL, THEIR SINGLE FAMILY HOUSE IS ALLOWED, AND THEIR HOME OCCUPATION OUT OF THAT HOUSE IS ALSO ALLOWED. OBVIOUSLY IT'S A WILDLIFE MANAGEMENT AREA AND IT'S ALWAYS BEEN THAT WAY. BUT BY REZONING IT TO PR, WE KILL ANY CHANCES OF THAT EVER BEING SOLD OR EVER BEING TURNED OVER TO A PRIVATE DEVELOPER OR WHATEVER COULD HAPPEN TO IT BY REZONING IT TO PR, IT STAYS WHAT IT IS, WILDLIFE MANAGEMENT AREA. AND THAT'S REALLY JUST SOME CLEANUP BECAUSE WE NOTICED ALMOST EVERY OTHER PARK, 18 MILE CREEK COUNTY PARK, TAYLOR ROAD PARK, ALL OF OUR PARKS ARE ZONED PR, AND THIS WAS ONE OF THE ONLY AREAS THAT'S NOT TOWN OWNED OR PRIVATE DEVELOPMENT OWNED THAT WAS ZONED INCORRECTLY. SO ONCE AGAIN, THAT NUMBER FOUR WOULD BE REZONED FROM R-AR RESIDENTIAL AGRICULTURAL TO PR PARKS AND RECREATION. SO THOSE ARE ALL THE REZONINGS FROM THE WATERFRONT PLAN. LIKE I SAID, WE GOT SIGNED OFF FROM THE DEPARTMENT OF STATE SAYING THAT WE COULD PROCEED WITH THAT EVEN THOUGH THE PLAN IS STILL UNDER REVIEW FROM THE DEPARTMENT OF STATE. BUT I THINK IF WE CAN GET THIS DONE BEFORE THE END OF THE YEAR, THAT'D BE REALLY GOOD TO GET THAT OFF OF OUR DOCKET AND WE CAN MOVE ON TO OTHER THINGS.
